A proposed subdivision near the new police station in West Grey could bring dozens of new residential units to the community.
According to a staff report presented to council, the municipality is moving forward with a zoning bylaw amendment to enable a new subdivision on municipally owned land at 451 Durham Road West in Durham.
The development could include up to 41 residential units, featuring a mix of medium-density and high-density housing. Plans identify approximately 14 units as apartment-style or cluster townhouse dwellings, with the remainder expected to be other residential forms permitted under the zoning.
Much of the groundwork for the subdivision has already been completed. Two new roads — Honour Drive and Valour Court — have been constructed, along with servicing infrastructure including municipal water, sanitary sewer, and a stormwater management pond.
Once approvals are finalized, the municipality plans to sell individual lots or blocks to developers, who will be responsible for constructing the residential buildings.
The site is located within Durham’s settlement area and is designated for residential use. Planning staff note the location is well-suited for higher-density housing, given its proximity to the downtown core and access to services.
The proposal is also expected to help West Grey meet intensification and housing targets set out in local and county planning policies.
Final approval of the subdivision will come from Grey County following the zoning decision.
