Hanover is not requiring the proponent of a proposed condo development in the town to submit a draft plan.
Council approved the exemption for the proposed development which would create 26 units at 595 1st Street during a meeting on July 15.
The proponent for the project purchased the land in 2021. The proponent planned to convert the property into a 26-unit complex, and proposed a second 35,600 square foot building to expand the property.
In late 2022, a building permit was issued for the 26 units. Construction has been ongoing and is almost done.
Director of Building and Planning Andrew Wilken says, “based on feedback and discussion with potential tenants, the owner believes that the ability to sell the individual units would better allow for the property to reach full occupancy. To do this, the owner is required to go through a Plan of Condominium, which is a Grey County approval.”
The architect for the proposed project requested condominium exemption in May of this year.
While a condominium application is part of the planning approval process, similar to a subdivision, there is an option to apply for an exemption from the draft plan approval part if the proposed project has recently undergone planning approvals.
For this exemption to be approved, Hanover must assure Grey County it supports the request.
After the county hears from the town and other agencies involved they have no concerns with the project, the applicant can submit the final plan for the condominium.
Wilken says the goal is to have the units up for sale later this summer.
