Kincardine Council has approved the draft plans of subdivision for a development that would add up to 81 new residential units.
The development would be built on a 4.15-hectare parcel of land to the northwest of Alma Street and Albert Road in Inverhuron.
Senior Development Planner Coreena Smith says that the applicant has made revisions to the proposed development plan to fit with comments from agencies and the public.
Smith adds that “The applicant also did, through discussions with count and municipal staff, amend the zoning bylaw to provide greater clarity and interpretation for the different zones that are proposed as part of this project.”
The project would include 12 residential lots, 1 mixed-use residential and commercial lot, a park area, and a cul-de-sac road that would connect to Alma Street.
There were concerns from some members of council with the proposed density for the development, but Smith says that it’s well within provincial requirements.
“I think the applicant has done its best to meet the density requirements, both the minimum and not coming close to what the maximum would be permitted for certain densities.”
She explained that although adding a total of 81 dwellings seems overly built up for a parcel of land that has no development currently on it, its variation and lot proposed lot sizes would make it a comfortable subdivision.
With Kincardine’s Committee of the Whole giving approval to the draft plans, the developer would now be looking for the county’s approval to proceed.
The applicant is proposing to create a subdivision where:
– Lots 1 through 10 are proposed for semi-detached dwelling purposes with one
additional residential unit per lot (30 total units)
– Lots 11 through 12 are proposed for single detached dwelling purposes with one
additional residential unit per lot (4 total units)
– Lot 13 is proposed for park purposes
– Lot 14 is proposed for a mixed-use development with between 11 to 21 apartment
dwelling units and a main floor local commercial component
