Grey County Council has approved a plan for a subdivision in the Town of The Blue Mountains known as Eden Oak Camperdown.
It will create 33 single detached homes.
A County staff report says the latest version of the proposed plan includes a “total of 33 single detached lots fronting on a 20-metre-wide public road, along with storm water management facilities, open space blocks, and includes other modifications to reflect comments received from the agencies, the Town, and the County.”
It adds, an open space block has been proposed along the entire south end of the property associated with the Nippissing Ridge of the Niagara Escarpment and a walkway block is also proposed.
Some residents expressed concern during a public comment period that the proposal did not respect the official plan policies about the lands being in a neighbourhood with a specific and unique land use. They also had concerns about density being too high and that the development would change the character of the street.
The County’s response says, “The proposed development conforms with the policies of the County and Town official plans, and the Old Lakeshore Road neighbourhood plan.” It continues, “The proposed density is in keeping with the maximum density set out in the Town’s Official Plan,” adding, “The proposed lot sizes/shapes and unit types are permitted based on the current zoning of the subject lands. The lands are designated in a settlement area and are planned for this type of development. Proposed hiking trail is not located on private lots.”
