The dollar value of all Grey Bruce home sales in June surged by 67 per cent over the same time last year.
The Realtor's Association of Grey Bruce says the $174.3 million total in sales value is the “Largest dollar value of homes sold for any month in history by a wide margin,” and also a new record for the month of June.
The average price of homes sold in June was $472,473, rising 21.4 per cent from June 2019.
In its monthly home sales report, the Association says the 37.7 per cent increase in home sales activity over last year totalled 369 units in June 2020.
They say that's also a substantial increase in activity from the lows seen in recent months.
On a year-to-date basis, home sales totalled 1,215 units over the first six months of the year which is down 2.4 per cent from the same period in 2019.
Meanwhile, the Realtors' Association says overall supply remains near record lows.
There were 429 new residential unit listings in June which is a decrease of 12.6 per cent on a year-over-year basis.
All of the active listings, new and pre-existing, numbered 765 units at the end of June, which is 29.5 per cent fewer listings compared to June 2019.
The number of months it would take to sell off that inventory in the current market was two months at the end of June 2020, less time than the four months it would have taken a year before.
The long-run average is just under seven months for this time of year.
Sales of all property types numbered 443 units in June, an increase of 28.8 per cent from June 2019.
The total value of all properties sold was $198.4 million, a large increase of 50.9 per cent from June 2019.
